Tenancy Terms & Agreements

The minimum letting term for the properties Sovereignty-Homes provide is six months. A typical tenancy will have an agreement for an initial 12 month term, although a break clause can always be added into the agreement allowing the tenant or landlord to terminate the tenancy at some point after six months has elapsed.

A typical notice period for a tenant to terminate their tenancy is one month. Legally a landlord must give a tenant a minimum of two months notice.

Payments & Deposits

A sum of normally one week's rent will be collected to show your intent to proceed with the property, the agent will pause advertising and conducting viewings whilst the referencing is being carried out. 

Initial payments will vary dependent on landlord requirements but typically will be a month's deposit. In some cases if we are not able to reference the tenant or no suitable guarantees are available, a different payment arrangement may be required.

Utilities

It is usually the tenant that is responsible for all the utilities supplied to the property, i.e. electricity, gas, water & wifi/phone. In some cases bills at the property will be covered under the monthly rent payments dependent on landlord guidelines 
Council Tax

The Tenant is responsible for this payment and for ensuring they are registered with the local authority.

Service Charges

For leasehold properties the landlord remains responsible for this payment. Some properties have communal heating or hot water systems, which are typically covered by the service charge.

Inventory

Inventory checks will be carried out by the agent at the start and the end of the tenancy agreement on behalf of both the landlord and the tenant. The inventory report is provide a basis for any claim to be made for cleaning, missing items, breakages of unreasonable damage which may occur during the tenancy term. It is also for the purpose of protecting from any unreasonable claims put forward by the landlord.
